Standard Home Inspection
A Prepurchase Home Inspection would be scheduled after a property has been put on the market, but before a buyer has taken possession and before the closing contract. The Buyer will usually sign a contingency agreement with the Seller before ordering a Prepurchase home inspection.

What is a 4 Point Inspection?
Insurance companies require A “4 Point Inspection,” which is a detailed inspection that focuses on four central systems in a home:
•HVAC (Heating, Ventilation, and Air Conditioning)
•Electrical wiring, panels, and breakers
•Plumbing connections, drains, and fixtures
•Roof age and condition
The Four Point Inspection and report describes the condition and age of these systems. Insurance companies require this report for homes that are older than 25 years.
The purpose of the 4-Point Inspection is to ensure that the systems inspected are in good working condition and will not be a liability to the insurance companies.
For instance, a home with a roof nearing the end of its useful life may fail, and the homeowner may seek reimbursement from the insurance company for damages to the home or its contents.
Similar concerns extend to the condition of the HVAC, electrical, and plumbing systems in an older home. If any methods are in poor condition, the insurance company may require you to fix or replace the system before issuing a homeowners policy.
Do I need a 4 Point Inspection?
When you change insurance companies or buy a home that is 25 years or older, you will need a 4 Point Inspection before obtaining homeowners insurance.
Newer homes with newer systems are assumed not to have as much of a possibility of liability to the insurance companies, so a Four Point Inspection is usually not required on newer homes.

What is a Wind Mitigation Inspection?
The purpose of a Wind Mitigation inspection (also known as Windstorm Mitigation), Is to document building attributes that will help the home stand up to strong winds. If the home has some or all of these attributes, state law entitles you to certain premium reductions.
What is inspected during a Wind Mitigation inspection?
During wind mitigation inspections, a certified inspector reports on the key features that may decrease the damage your home suffers during a hurricane or strong windstorm.

The age and type of roof coverings.

How the roof rafters are attached to the exterior walls.

How many stories is the building?

Nail type and nail spacing hold the roof decking to the rafters.

The type of underlayment which is installed between the roof decking and the roof shingles.
Do I need this Inspection?
You need a Wind Mitigation inspection if you buy a home or change your homeowner’s insurance company.
Some insurance agents may not inform you of these discounts when preparing an insurance quote. Therefore, ensure that you ask your insurance agent about Wind Mitigation Inspections and windstorm discounts.
